Wyandotte County Appraiser Matt Willard addressed the Edwardsville City Council at the group's March 27, 2023 meeting. At the meeting, Mr. Willard reviewed the appraisal process that County staff engages in each year to calculate changes in individual property valuations. He noted that, at the time of the presentation, data was indicating a 10% increase in real estate assessments and that the median single family residential appraised value was expected to increase by approximately $46,240 this year. In Edwardsville, 62% of the taxable assessed valuation in the City is paid by commercial businesses, mostly located in the City's Industrial Park. Residential properties make up only 35% of the estimated total of taxable value.
